Full spoiler filled plot:
"Twenty years ago the town of Newt, Texas, exacted vengeance on the Sawyer family for their role in assisting and concealing murders committed by the chainsaw-wielding maniac Jeb Sawyer, aka "Leatherface". The entire family was presumed killed when Burt Hartman led the townspeople to burn down their farmhouse, but the Sawyer infant survived and was secretly taken away by two of the vigilante townies, Gavin and Arlene, and raised as their daughter, Heather. It's not until she's in her twenties that Heather learns that she's adopted. A lawyer for her grandmother tracks her down with word she's been left an inheritance.
Angry at her parents for lying to her, she sets out for Texas on a road trip with her boyfriend, Ryan; friends Nikki and Kenny; and Darryl, a hitchhiker they pick up on the way. Arriving in Newt, Texas, Heather is shown to her grandmother's house by lawyer Farnsworth - and is shocked to find it's a massive and opulent mansion. While the others get food at a local store, Darryl explores the mansion and inadvertently frees Leatherface from a sealed room. It's not a mistake he lives long to regret.
At the store Heather meets local cop Carl, who's surprised to learn she's a Sawyer. Upon their return to the mansion, Leatherface attacks Kenny while Heather finds her Grandmother Verna's corpse in her bedroom.
Freaked out, Heather comes face-to-face with Leatherface, and he hauls her into the slaughter room with Darryl's and Kenny's bodies. Running for her life, she finds Ryan, but their attempt to hide in their van fails when Leatherface uses his chainsaw to cut through and kill Ryan. Leatherface chases Heather all the way to a carnival, where fortunately Carl is able to come to the rescue and chase the chainsaw-wielding psycho off.
Carl takes Heather to the police station, where he and Sheriff Hooper fill Heather in on her family history - the murders her family was connected to and the town's horrible act of vengeance, incited by Burt Hartman. Hearing her description of the killer, they know instantly that Jeb Sawyer has somehow survived all these years. Meanwhile police office Marvin investigates the homestead, and in addition to finding the bodies of the dead, he accidentally shoots Nikki when she pops out of hiding unexpectedly.
Burt pushes Hooper to go out to the mansion and burn the place to the ground, to finish what was started all those years ago. Meanwhile Heather has found out that not only did the whole town murder her family, but the people who raised her were among them. She goes to Farnsworth, who tells her it was Verna's greatest hope that Heather would one day return and rebuild the family.
With Burt and his son, Carl, bent on finishing what the town started twenty years ago, Heather decides that blood is thicker than water and stands with her cousin to avenge the town's brutality…"
